Patrick Halliday has been in real estate in Ocean City for 18 years. He assembled a team at his office that knows the market, how best to showcase properties and provide personalized service for their customers.

And it is definitely getting noticed.

Halliday, broker manager, of Halliday Real Estate Group Berkshire Hathaway HomeServices Fox and Roach, and his agents were nominated this month by Best of Jersey Shore 2022 for the category “Real Estate Team.”

“In an industry where you have the powerhouses of BH (Berkshire Hathaway) and some of our competitors, it is important we offer close relationships with every one of our customers,” Halliday said in an interview with OCNJDaily.com Wednesday explaining the team’s success. “The reason we have an office for our own team is so we can stay focused on the small details and focus on each customer together.”

The 2022 Best of Jersey Shore awards are vote-based contests focusing on and highlighting the best businesses, companies, groups, locations, items and services at the Jersey Shore, according to its website, https://bestofjerseyshore.com/.

Halliday Real Estate group relocated 18 months ago to 730 West Ave., from 754 Asbury Ave.

The members of the team whom Halliday credits with providing excellent service are Brian Bourgeois, Brad and Lori Rice, Olga Stasishina, Elizabeth Lombard, Maureen Schneider, Clifford Montgomery, Jennifer Bowman and Terry Crowley Jr., who is also an Ocean City councilman.

“Our team works well together because every one of us provides something special for our clients,” Halliday explained.

He continued, “We brainstorm and find the best ways to market and sell a property, so we can give it the most exposure. We think outside of the box. And I think by creating an intimate workspace, we are able to limit distractions and stay focused on our clients.”

While the COVID-19 pandemic has hampered in-person real estate showings over the last couple of years, it has also meant creative ways to highlight properties, he said.

This home overlooking the Boardwalk in the north end is for sale.

Prospective buyers and sellers can view virtual tours, videos and 3D models as well as speaking with agents on the phone or FaceTiming with them, Halliday pointed out.

“COVID has absolutely fundamentally changed the way we are in business, just as it has affected the way we are in our daily life,” Halliday, of Ocean City, noted. “But COVID aside, that is the way society is now. If COVID goes away, it won’t change that. Every one of our listings has a virtual tour and a video for customers to preview and they can do it from their home in Bucks County before they get in the car and drive down.”

The team at Halliday Real Estate Group sees buyers looking for a mix of properties and locations.

“There are buyers looking for that generational property that they want to buy and pass on or a young family moving into the area for all that Ocean City has to offer, including great schools,” said Halliday, a father of two children. “There is also that person looking for a shore home or an investment property as well.”

Then there are those repeat customers looking to upgrade their residence or move from one area of the island to another. Some want beachfront, others look for life on the bay and others want to be somewhere in between.

“What makes Ocean City unique is that we have all of these different neighborhoods and pockets that fit everyone,” Halliday said. “Every area hits different price points and different homes. The majority of our customers are buying their homes to create homes to pass down and make lasting memories.”
