All Seasons Marina Investing Millions to Become Premier Boating Facility

Heavy construction machinery is being used to build a series of new seawalls at the marina.

This is the time of year when boats are pulled from the water at the All Seasons Marina in Marmora to wait out the harsh winter weather at the Jersey Shore.

Although many of the boats sit silently on land, wrapped in plastic to protect them from the elements, there is still plenty of activity at the marina during the offseason.

Millions of dollars are being invested for new docks, seawalls, a fuel facility and boat launch area to transform All Seasons Marina into a premier facility at the Jersey Shore.

“The goal is to make this one of the best marinas around,” general manager Scott Seisler said.

All Seasons Marina is under the new ownership of the Southern Marinas group, a company that has marinas across the country. The marina is located at 551 Roosevelt Boulevard in Marmora, at the foot of the Roosevelt Boulevard/34th Street entryway into Ocean City.

Seisler, who spent 20 years running Chelsea Piers in Manhattan, was brought in to oversee All Seasons Marina as it undergoes a major overhaul already eliciting raves from boaters.

“I love it down here. I love the shore. I love the beach. I’m in it for the long haul,” said Seisler, who, along with his wife, Christine, comes to New Jersey from the couple’s home in Chesapeake City, Maryland.

After Southern Marinas acquired All Seasons, it was clear that the marina’s aging infrastructure was in need of a makeover, so work began to replace the docks, seawalls, fuel dock and other critical facilities, Seisler explained.

“Once this winter project is done, all of the docks in the marina will have been replaced and will be brand new,” he said during a tour of the site.

Some of the new docks have already been completed, with the rest to come as construction continues. In addition, work crews using heavy construction machinery are busy building a series of new seawalls around the marina to protect it from foul weather.

All Seasons is a full-service marina featuring 275 wet slips and 195 dry slips. Boaters are offered a variety of options to suit their needs, including outside, covered and limited indoor dry storage for both summer and winter, along with wet slips during the summer season.

Additionally, the marina provides short-term transient slips to accommodate visiting boaters.

Customers said they are pleased with the changes they are seeing under the marina’s new ownership and management.

“I can see a big difference. It’s looking good,” said Bob Michener, a boater from Ivyland, Pa., who put his 31-foot Grady-White into winter storage.

Aaron Kunze, a Marmora resident who has a 23-foot Sportsman, has been keeping his boat at the All Seasons Marina for nine years. He envisions big things ahead for the marina.

“It’s come leaps and bounds in the last year,” Kunze said of the improvements. “It’s going to be a big asset to the Ocean City area for sure.”

Seisler praised the All Seasons Marina employees for their dedication, hard work and customer relations. They include assistant general manager Rachel Curtin, office and dock administrator Jennifer Ludwig and yard manager Chris “Critter” Tozer.

“One of the important things was to change our customer service, and we did that. Everybody was very happy with the crew that we have. The employees here are great. The customers love these people,” he said. “I found that the employees that I have here right now are truly really amazing people.”

As part of its customer relations push, All Seasons Marina is also establishing stronger ties to the local community, including the Ocean City High School crew team, Seisler noted.

In October, the marina sponsored the lunch during one of the crew team’s big races. The crew team has a boat storage facility next to the marina underneath the 34th Street Bridge. Seisler said All Seasons plans to donate a trailer it has to give the crew team even more storage.

“With the Ocean City High School crew team, we just want to be good neighbors and help out a great organization. The people I’ve met over there are wonderful,” Seisler said.
