The moment you walk into a home of designer and developer John Giovanni Caccuitti, you are transformed into a paradise he has created for you with endless luxury and entertainment that will capture the attention of children and adults in one of his exclusive masterpieces.
One such home is in the heart of the upscale Gardens section of Ocean City listed at $1.59 million.
The 2,800-square-foot two-story home boasts five bedrooms and four bathrooms, granite countertops, a fireplace, three large decks, a mix of hardwoods, tile and carpeting, crown molding and tray ceilings. There is even an elevator.
In addition to all of the top appliances, central air, gas stove and a fenced yard, there are some extraordinary extras that are some of Caccuitti’s specialties.

He actually designed and installed the pool, before he built the house.
“Picture kids having fun at the pool,” he said while seated at the tiki bar. “For people who don’t want to get wet, they could sit at the tiki bar and watch, while they sip cool drinks.”
What makes a designer and developer good is someone who doesn’t just build a house, but instead thinks of every last detail of how to accommodate a family.

“We go to great lengths to brainstorm on how people and guests can have the most fun out of the home, where different age groups will congregate and what would be the dream layout and best toys and equipment to have there,” Caccuitti explained.
There is even a window box in the kitchen so that when you are cooking, you could watch your guests and family members outside and in the pool.
One thing about the designer, who splits his time between Ocean City and Cozumel, Mexico, he thinks of all the needed conveniences in a shore community, where parking is at a premium.
He designed a four-car garage with doors that open in the front and the back of the house for ease of putting groceries away and provide easy access to the entertainment area and back yard.
With the help of longtime family friend Donna Ang, of Fox Real Estate in Ocean City, prospective buyers can make an appointment for a private showing of the home.
“John has created a tropical-themed gem at this property,” Ang said.

“John is creative, meticulous and detailed. He loves what he does and takes the time to create the right atmosphere,” Ang said. “He just doesn’t have an architect put it together. He designs it and doesn’t miss any detail of the house.”
Caccuitti is a national recognized award-winning designer and developer, who only recently began building homes for sale in Ocean City.
He and his team, which includes his daughter Kellie Meier, are building what he describes as extraordinary enclaves.
“We are only beginning to sell these dream vacation homes,” Caccuitti said.
The kitchen is designed with only the best appliances and even has a window box to see guests and family out at the pool.
He built two homes in Ocean City, including the Crescent Road property. The first property sold immediately. A third property is being built near the beach, also in the Gardens section, and is awaiting permits to start construction.

Creating homes with entertainment in mind is a priority for designer and developer John Giovanni Caccuitti.
While he still loves giving families the convenience of tailor-made rental properties for their excursions, he wanted to take his talents a step further, he noted.
“Until this year, we have never sold any of my creations,” he said. “This is because our villas, estates and ski chalets rent for several times more than similar size rental properties and are excellent investments.”
He was very selective when he decided where to build his design masterpieces. Ocean City was the top area on his list.

“I personally love Ocean City. My parents had a house here, so I grew up coming here every summer and raised my children and now grandchildren here,” he said. “It is truly America’s greatest family resort and a perfect place for our unique entertainment homes.”
