The father-daughter development team has done it again — they have brought Ocean City another tropical island paradise home.
Designers John Giovanni Caccuitti and his daughter, Kellie Caccuitti Meier, spent more than a year creating their latest showpiece.
The property located at 119 Atlantic Ave. has their signature style. It is a Tommy Bahama-inspired coastal retreat, but in a smaller format than their two former creations that sold in the Gardens section over the last two years.
“It is the perfect home for a more price-conscious buyer,” John Caccuitti noted.
“Boardwalk Breezes,” as it is called, is being offered at $1,199,999 and provides ample living and entertaining space with four bedrooms and 3.5 bathrooms in a multi-level home.
Buyers and their guests will be treated to all of the features in a Caccuitti home with entertainment centers and high definition televisions throughout, lighting to accentuate artwork in select areas of the home and even an area constructed for a hot tub. There is also an elevator.
Fox Realty realtor Donna Ang is showing the home. A longtime friend of the Caccuitti family, she is well aware of the touches that put their homes above the rest.
“John and Kellie have made a reputation on creating homes where there are so many features. You won’t see another home like this one on the island in this price range,” Ang said.
Caccuitti acknowledged that when creating the home, it was difficult to choose and compress the amenities into a smaller price range and floorplan.
“It’s a tough price range for us. We have so many ideas of what to put in a home. For what we were able to infuse from a $2.5 million home were all the interior features in a smaller home,” Caccuitti said of the home he and Meier created in the Gardens last year that they modeled their latest home after.
Meier said the team worked to bring something special to the right buyer.
“It is smaller, but it still has that magical feel,” she said.
The home also has a way for people to “get away for quiet time.”
There are balconies off each of the four bedrooms. Each bathroom has upgraded tiles, some specially purchased from overseas.
There are etched shower doors with Ocean City-specific beach scenes, custom made woodwork in driftwood tones throughout and backsplashes in the kitchen that add unique touches.
Meier selects pieces to accent the home, from the tiles in the bathroom and the backsplash in the kitchen, to a display of a seahorse and turtle that greets people when they enter the house.
“Every other home at this price would come with basic white tile,” she said.
Among the many selling points, Caccuitti explained why they constructed the area to hold a hot tub. There was no room, obviously, for a pool. But vacationers and homeowners still needed something inviting, he said.
“The hot tub is good for all seasons. This is how you can use a home with no swimming pool,” Caccuitti added “You could sit in a hot tub, watch a game and sip on a drink. It is really a way to extend the season.”
Caccuitti and Meier also meld their male and female touches to create a blend of décor, amenities and entertainment areas for a year-round home or vacation retreat to invite family and friends.
“This is how people gather today,” Caccuitti said, displaying the large section to sit off the kitchen and watch TV. “And with COVID, it is more important to have a tremendous amount of activities at home. There is plenty of family fun.”
Meier, a mother of two, said she likes to think she brings her “mom’s point of view” to the table when designing a home.
“It’s a nice home for everyone. We make the most of every room,” she said.
Accessibility for all ages is also of great importance, she said.
“We have an elevator that is good for older residents. It is even a great feature for food shopping,” Meier noted, since the kitchen is on the top floor.
And of course when summer fun is in mind, Meier said the view off the top floor balcony cannot be beat.
She added, “The best place to watch the fireworks is out on the balcony of the master bedroom.”
